February has been identified as the optimal month to list your home for sale, as per data from Rightmove. A recent study on house sales unveiled that 68.9% of homes put on the market in February successfully found buyers. January and March shared the second spot, with 68.8% of listed homes selling on average. Following closely were April at 68.7% and May at 67.7%. On the contrary, October ranked lowest, with 65.4% of listed homes sold. The average duration to secure a buyer and complete a sale stands at seven months. The analysis by Rightmove examined millions of listed properties from 2014 to 2024, excluding 2020 due to the pandemic and 2025 to account for late-year listings awaiting buyers.
January and February were the quickest months to secure buyers, averaging 47 and 48 days, respectively. March marked the period with the most newly listed properties and the highest number of overall sales agreements on average. Colleen Babcock, Rightmove’s property expert, emphasized February as the prime month for selling homes, followed by robust months during the forthcoming Spring moving season. Steve Reed, Housing Secretary, highlighted efforts to streamline the buying and selling process, aiming to expedite transactions and reduce stress.
John Baybut, Managing Director at Berkeley Shaw Real Estate, noted the current strength of the UK property market, supported by lower interest rates and consistent long-term growth. He advised serious buyers to prepare by securing mortgages and selling their own homes to capitalize on the abundance of listings in February. Mike Sharman, Group Managing Director at Sharman Quinney, emphasized the active market in January, February, and March, driven by early spring and vendor commitment.
